The project
Hanham Hall, located in South Gloucestershire, stands as one of the UK's largest energy-efficient residential developments. This groundbreaking project features 185 energy-efficient homes, ranging from one to five bedrooms.
Spearheaded as part of the Carbon Challenge initiative by the Homes and Communities Agency (now Homes England), KTS supplied and erected the Kingspan TEK® SIPs build system, which was used for both the walls and roofs of the homes. This SIPs (structural insulated panels) technology proved essential in achieving the energy performance goals set out by the project team.
Kingspan TEK® was chosen as the build system for Hanham Hall because of its low u-values, thermal performance, and energy-efficiency credentials. Each pre-insulated panel is manufactured offsite to match specific project requirements. This precision-cut system not only ensured swift installation but also minimized on-site waste, reducing the project’s impact on the local community.
The SIPs jointing technology was a particular advantage, maintaining air leakage rates below the target maximum of 1.5 m³/hr/m² @ 50 Pa, a major contributor to the development’s airtightness and energy efficiency levels. Alongside its airtight performance, the Kingspan TEK® system helped achieve exceptional thermal U-values:
- Wall U-value: 0.15 W/m²K
- Roof U-value: 0.11 W/m²K
A collaborative effort
From the outset, KTS collaborated closely with HTA Design, Barratt Homes, and the Sovereign Housing Association to meet the project's ambitious Carbon Challenge standards. Key to this success was early-stage involvement, which allowed the teams to design out complex construction details and focus on practical solutions to achieve the required energy-efficiency levels.
This close collaboration between stakeholders ensured that Hanham Hall not only met but exceeded the high standards set by the Carbon Challenge.
We chose Kingspan Timber Solutions because of their experience and since the project began there has been a great working relationship between HTA, Barratts and Kingspan. Our sustainability team worked with Kingspan's technical experts to assess the SAP calculations from an early stage.

Legacy of building for the future
Hanham Hall demonstrates how Modern Methods of Construction and offsite build systems, like Kingspan TEK®, can drive the future of housing. This widely recognised development has set a benchmark for environmentally conscious construction in the UK. We're proud to have contributed our expertise to making Hanham Hall a model of modern living.
